What Is The Most Important Thing You Want From A Real Estate Agent?
I’m a real estate agent and I would like to hear from home buyers and sellers. I have two questions, and I would like only one answer for each question, although you may elaborate as much as you want on that one answer!
1. As a home buyer, what is the single most important service
you want/need from your agent?
2. As a home buyer, what is the single most important quality
you want/need your agent to have?
3. As a home seller, what is the single most important service
you want/need from your agent?
4. As a home seller, what is the single most important quality
you want/need your agent to have?
Please don’t state the obvious, like “I want my agent to find me the right home” or “I want my agent to sell my house fast.”
What I really want to know is what service and quality make you comfortable that the agent will find the right home for you and sell your home fast.

service(buyer): Need quick response. For example, I asked for a CMA to my agent, she hasn’t gotten it to me yet and it has been over 2 weeks and i had already asked her like 3 times.
quality(buyer): When taking the buyer to show property highlight all the bad things as well not just the goods. don’t expect the buyer to know it all even though you’ve given them the MLS print out.

I’m not answering as a homeowner, but as a successful Realtor/agent in 5 different states since 1989. The most beneficial things I’ve learned in real estate are:
1. Always preview the houses before taking a client. You’d be surprised how many you will “trash” prior to showing them. If you take your client in 5 homes that you’ve seen and you KNOW they are ALL exactly what the client is looking for, you will sell one of the houses. If you take your client in 5 homes and only 1 or 2 is what they really want (or NONE), they will think you didn’t listen well when they told you what they were looking for, plus you WON’T sell a house that day.
2. Go the extra mile. I have a cooler in my car with bottled water. If I know they are bringing a young child, I’ll have animal crackers and juice. If they are from out of town, I give them a city map with the locations of each house we are going to preview that day.
3. ALWAYS return your calls, even if you don’t have the necessary information. Clients would rather hear you say that you are “still working on it” than to hear nothing from you at all. I’ve picked up clients because other agents wouldn’t call them back.
4. ALWAYS make each client feel as they are your MOST IMPORTANT client.

Honesty, no BS, sincerity, knowledge.
Honesty and BS go hand in hand, if I can’t trust you why would I need you?
Sincerity, Fakeness is one of my pet peeves. If you genuinely feel like you want to help me, and show that you are making your best effort, then yes I would love to have you as my agent.
Knowledge, make sure you know what you are doing. What impressed me about an agent I had was she got right in there when we toured the house and she inspected the whole house. She asked about everything to the homeowners who gave us the tour. She was awesome. She asked all the questions we didn’t even think to ask. On the other hand, we tried another agent earlier and she was disorganized, didn’t know anything about the house, and she was very absentminded. Nevertheless, we went with another. I want to be able to trust someone when I’m having to make a life changing decision….
