There are a lot of opportunities for new agents entering the Texas real estate market. According to statistics shared by Texas A&M University, Texans spend on average, six years in a home before moving. This turn-over rate is a great source of repeat business for real estate agents. Before you can begin selling real estate, you need to become licensed.
To obtain a real estate license in the State of Texas you will need to meet the following requirements, pass a background check and pass the Texas real estate exam. The following steps will assist you in receiving your Texas real estate license.
Below are the education requirements for a real estate salesperson license in the State of Texas (TREC requires 150 hours of real estate acceptable courses):
- Successfully complete 60 clock hours of core real estate courses; Principles of Real Estate
- Successfully complete 30 clock hour courses; Law of Agency, and Law of Contracts
- Successfully complete an additional 30 clock hour core real estate course
- Successfully complete 4 semester 60 class hours in core courses or related courses (which are acceptable to the Texas Real Estate Commission(TREC) (see http://www.trec.state.tx.us/licenses/salesapp.asp for a list of courses that meet these requirements)

Evaluation of Education Documents by the TREC: You must provide evidence of successful completion such as credit transcript or certificate prior to filing an application form. Do not send originals, only photo copies of your documents along with the TREC Request for Evaluation of Education Documents form (sorry no form number) and a $30.00 evaluation fee to: Texas Real Estate Commission, P.O. Box 12188, Austin, TX 78711-2188. It takes approximately 10 business days to process these documents. You must have and evaluation letter attesting to the satisfaction of all education requirements from the commission before applying for your license.
Apply for the Inactive Salesperson License (TREC form # SL-13)
Along with your Inactive Salesperson License application you will need to enclose the TREC Salesperson Sponsorship Form (sorry no form number) and an Application processing fee of $97.00 plus a Recovery fund fee of $10.00
Upon review and acceptance of your application you will receive notification that you may register for your examination, sign-up for an exam prep course here. You must pass your examination within 6 months of the date your application is filed with the commission.
Finger printing is now required by the TREC.
