Below you will find the real estate license, pre-licensing and post-licensing requirements for the State of Tennessee, along with their current reciprocal state list. Tennessee Pre-License Requirements:
- All applicants must be at least 18 years of age at the time of application.
- Applicants must not have pled guilty or have been convicted of any criminal offense within two years prior to the time of application. If you have been convicted or incarcerated within the past two years, you will need to file a petition to the commission before proceeding with your pre-license requirements.
- Applicants should not have had a license refused or revoked by any Federal, State or Local Governments in the past. This does not include drivers licenses.
- Any applicant that currently holds or has held a real estate or timeshare license in Tennessee or any other state must obtain and present a license certification from each state in which they were or are licensed.
Tennessee Post-License Requirements:
Applicants licensed after January 1, 2001 are required to complete an additional 120 hours of State approved education before the third anniversary of their license.
Applicants licensed after January 1, 2005 will be required to complete their continuing education requirements after having completed the 120 hour post license requirement as stated above.
Tennessee Real Estate License Reciprocity Agreements:
The State of Tennessee has reciprocal licensing agreements with the States listed below. If you currently have an active real estate license in one of the below states, you may qualify to take the Tennessee Reciprocity License application available on the Tennessee Real Estate Commission website, a link to which can be found in our real estate commission section.
